my guarantor has paid off his mortgage in 1985 and has the deeds to his property is this ok

If your guarantor has paid off their mortgage, then they own their home outright. This is fine.
Check that they meet all the other criteria then you can get them to fill in their part of the application for you. To check the criteria click here
